No, we are not an estate agent, we are a property website where for a fixed fee (FREE for a limited period) you can advertise your property for sale or rent saving you thousands of pounds in commission. We also have “For Sale” and “To Let” boards to help you sell or rent faster.

Important note: nethomes4u is a classified advertising site - it is not an estate agent. Buyers and sellers liase directly, we do not intervene. It is effectively DIY house sales.

Our website can help you cut out the middle man and save £1000s in commission.

3. If I am selling with an Estate Agent can I still sell with you?

There are 3 main agreements you can have with an estate agent, Multiple agency, sole agency and sole selling agency. Multiple Agency Yes, you may appoint as many Agents as you like to sell your property. The one who manages to sell your property is then paid commission. If you manage to sell it yourself you save thousands in commission. Also if your estate agent knows you are also trying to sell your property privately it can make them work that bit harder to sell or let you property as they won’t want to loose out on commission. Sole Agency In this case sole agency also means the estate agent is the only one with the right to sell or let your property, however if you find a buyer yourself you won’t have to pay the agent. Sole Selling or letting This means your agent is the only one with the right to sell your property so even if you find a buyer yourself you still have to pay the agents commission. This is not an ideal contract to have with your agent as it restricts you to relying on them alone to sell your property. 5. How do I value my property?

The value of your property is simply the price a buyer or tenant is willing to pay There are various ways to do this. Check the adverts for similar properties in your local and free newspapers. Ask people who are selling, or have bought similar properties recently. Look in estate agents windows and/or websites for similar properties You can also see what price properties have sold for in your area by checking websites like www.mouseprice.com or www.upmystreet.co.uk You can also ask an estate agent to give you a free valuation.

6. Do I need a "For Sale" or "To Let" board?

If you display a board your property will sell or let much quicker, that’s why estate agents love them. Once people make up their mind about where they want to live they usually spend their spare time driving around looking for properties displaying for sale boards and then contact the agent involved. If you’ve got a board outside your property prospective buyers will be contacting you instead. It is well worth spending the extra few pounds that could end up saving you thousands in the end.

7. Are yor boards like Estate Agents boards?

Yes, our boards are made by the same people who make estate agents boards. They are double sided and made from rigid weatherproof corrugated cortex and comply with local planning regulations. They come complete with the fixings that you will need to secure them to a post (Post not supplied) You can buy a 2”X “2 post measuring 8ft high at your local DIY store for as little as £2.00).

8. What do I do with the board whenI have finished with it?

It is your responsibility to dispose of the board when you have finished with it. However why not store it in the garage as you may need it again in the future.

9. Will people who see my online advert be able to contact me directly?

Yes, You can display your telephone number to enable potential buyers / tenants to contact you. They can also contact you via e-mail through our site.

10. What is the best way to write my advert?

Think about what information you would like to see if you were seeking to buy or rent a property. Include all room dimensions and information about the area such as nearest rail or tube station. Leave spaces to start new paragraphs, this helps to make it easier to read. You can also include up to 10 photo graphs so try to ensure you use the best ones.

11. Can I uodate my advert and add new photographs at a later date?

Yes. Once an advert has been created you can update your advert and add new pictures 24 hours a day.

12. I have paid and cannot see my advert.

This will be because the advert is still waiting to be approved by a member of staff. Please check again in a couple of hours, if you are still waiting after 24 hours contact us at support@nethomes4u.co.uk

13. Will my telephone number be shown in my advert?

This is your choice. You can choose to display your phone number (recommended) next to your advert. Alternatively you can leave this area blank if you prefer to be contacted by e-mail only.

14. Will my email address be shown on my advert?

We do not show your registered contact e-mail address on the website, however when people choose to contact you their message will automatically go to your registered e-mail address.

15. How much will it cost to advertise?

You can advertise your property for free on our website for a limited period. However it makes sense to also purchase a “for sale” or “ to let” board to get the more exposure for your property to aid a quicker sale or let. Boards cost £39.99 including packaging and postage if you live in mainland Britain. This does not include a post which can be purchased at DIY stores for approximately £2.00. Please contact us for postal rates outside of Britain. If you are serious about selling your property, it is best to go for the displayed until sold package complete with board for £79.99, which is excellent value for money.

16. How long will my property be advertised for?

This depends on which package you buy. The best package to choose is the display until sold package. You can then let us know when it’s under offer and we can add that note to your main photo on our site, that way if it needs to go back on the market you can delete that photo and replace it with the original one and you’ll start getting calls again. If you’ve chosen the free package we will display your property for 21 days and if you upgrade to our display until sold package before the 21 days expire it will save you having to enter all your details again.

17. Can I change my photographs once my advert is live?

Yes, you can edit your advert including change your photographs 24 hours a day. It is simple, just log in, press the delete button next to the photo you no longer want and download the new one/s.

18. When do I add my photographs to my advert?

You can add your photographs as soon as you have entered all your property details, if you do not have any photographs you can still put your advert live and add them later. If you would like a “awaiting photo” sign just let us know. Ideally your photographs should be in jpg or jpeg format.

19. How do I get my photographs to be in jpeg format?

Find the photo for your advert on your computer, right click on the image with your mouse, you can then select "save", from here you can usually select what format you wish to save your image as, save image as jpeg.

20. Do the photographs need to be a certain size?

Our system will automatically adjust the size to fit, if the image is large it may take a few minutes to load. However they will load quicker if you resize to 400x300 pixels.

Yes you can, this is a good thing to do.

You can add up to 10 photographs.

We use Paypal as a payment method. This is very secure and gives you the facility to pay by debit or credit card or via your Paypal account if you have one.

It is best to check your emails everyday while your advert is running. You don't want to lose out on a possible sale or let.

26. Do you keep my personal information private?

Yes. We respect your privacy and never sell your personal information unlike other websites. We only display the telephone numbers you choose. Your email address is hidden. Please see our Privacy Policy.
